CONVEYANCING FEES FOR A SALE:

FLAT CONVEYANCING FEE OF $800
plus GST and cost of searches/certificates
ordered on your behalf
(Average total invoice: $1,000.00) for ALL legal work

A payment of $330.00 (incl. GST) is payable upfront for the preparation      
of the contract, however this payment will then be credited towards the f
lat
fee of $800.00
when the property is sold

Disbursements are added to the flat fee and are payments that Ulladulla
Conveyancing makes on your behalf throughout the transaction.  

For example, when preparing a Contract for a seller, Ulladulla
Conveyancing will have to pay for searches from the Department of Lands
and certificates from Shoalhaven City Council to include in the Contract.

Set out below is a list of disbursements (including GST) that may be
incurred for a
SALE:

1.    Searches for Contract
(approx)                                         $50.00        


2.    Zoning Certificate from Council                                         $40.00

3.    Drainage/Sewer Diagram from Council                           $30.00

ESTIMATED TOTAL DISBURSEMENTS FOR A SALE: $120.00

When acting for a purchaser, Ulladulla Conveyancing obtains certificates
from the Council, Roads & Traffic Authority and the Office of State
Revenue to make sure that the property has no council/water rates or land
tax owing and that there are no proposals pending in relation to road
works.

Set out below is the list of disbursements (including GST) that may be
incurred for a
PURCHASE:

1.    Statutory searches and enquiries
(approx)                     $160.00

2.    Final search fees                                                                $10.00

3.    Agent’s settlement fees                                                     $50.00


ESTIMATED TOTAL DISBURSEMENTS FOR A
PURCHASE:                                                                            $220.00

If you are buying a unit or villa, add approximately $150.00 to the
disbursements as there are searches that must be made with the owner's
corporation.

If you require a Pest/Building Inspection I can arrange for this to be carried
out for you and you will receive an invoice directly from the Pest/Building
Inspector.  The cost of both reports is currently $495.00.



Many solicitors and conveyancers make a lot of money by charging clients
for sundries.  Sundries include items such as postage, photocopying,
faxing, folders, telephone calls, stationery etc.
